These rules are specific to the area which is the Enderpearl Ship spawn and surrounding area.You are allowed to:- Have a personal build up to 25x25 in size
- Build a shop in the market district to 15x15x20 with a billboard up to 30
- Apply to staff for land to build a landmark/art or public project
- Build a Clan recruitment centre anywhere but market
- Dig under your house (You own the land under your build)
- Explore and mine in Caves
You Can Not:- Build Nether Portals
- Use TnT
- Make large redstone contraptions or complex ones (ie pulsars)
- Make Mob Traps
- Dig a extensive mine be it a branch mine or any form of strip mining
- Build floating builds
- Build Sky rails and paths
- Dig underneath the road system
- Leave exposed holes or traps
- Trade on the spawn point
- Build over, or in, the rivers near spawn, nor on the sea around the spawn ship itself
- Farm sand around spawn.
Additional Notes:
1. The staff reserve the right to request a build to be removed should it not fit the town and area.
2. Please do not hog land and not build upon it. It may be reclaimed for other build space.
3. Please leave a block space of 5+ between neighbouring builds.
4. After 30 day of offline activity, the staff will pm/email you to inform you if your build is to be removed. Just send us a pm back and we'll leave it be.
These rules will be enforced as Staff see fit.
So for shops, we can only build a height of 30? Does that include a basement?
Cant we take advantage of the new height limit then? I thought businesses should be like skyscrapers?

A building with a base of 15, being a skyscraper? It will look silly. And no dubien, it is 30 blocks from the ground.
Due to the large number of people that have attempted to build structures directly in the rivers near spawn, thus blocking them up for any boating and making them an eyesore, we have updated the rules. See the starter post in this thread regarding building on rivers/ocean near spawn.
I know space is getting tight in spawn, it always does after a week or so in a new spawn, but this is getting downright ugly. Big square boxes just filling up a river, blocking it completely? We have some buildings that are built right over the river yet enhance the scenic nature of the river, by building in a Venice style over it. Others seem to not care there is a river there at all and are fine filling it all in to put a cobble and dirt box with a door there. This is hideously ugly and degrades the aesthetic of the spawn area greatly.
And, as was pointed out by other mods, if people are attempting to build right in the middle of a river, its only a matter of time before they try to build on the water next to the spawn ship. Therefor we have made a blanket rule that no one can build on the water immediately around spawn.
Existing buildings will be evaluated on a per plot basis, but most appear to be non-interfering and will probably be "grandfathered" in, such as Teaandbiscuit's and Dubien's places.
This doesn't mean you can have no part of your build touching the river, just an attempt on our part to prevent people from completely erasing the river off the map in a week or two. Docks, overhangs, fishing sheds, etc, on the shore that extend out over the water a bit are mostly ok, but will still be critically evaluated by staff.

Yeah basically No... I and I can understand it really looks horrid to sea badly built cobble/ wooden/dirt ships in a Nice new spawn town. If people wanna build ships or boats then there are two oceans near by which they can happily use for there free building.
Just seen the rule about "No Sky rails" - so I will start dismantling my one (shame, as it had some good views of builds - hence the name "Scenic Railway").
